How it works

One booking, four clear stages

List or search

Landlords submit accurate property details. Tenants compare host-listed homes by dates, budget, location, amenities, and house rules.

2

Confirm the booking

The tenant pays through FlorInnce with Stripe. Rent follows a biweekly schedule, and any required security deposit is collected through the platform.

3

Check in and communicate

The tenant inspects the home at arrival. Both parties keep booking communication and claims on-platform so there is a clear record.

4

Complete or change the stay

Normal checkout, early cancellation, assignment cancellation, deposit return, and documented damage claims follow the published timelines.

Choose the information you need

🏠Check-in processWhat tenants should do at arrival⌄
  • Inspect the home and compare its condition, bed, amenities, and major details with the listing.
  • If it is unlivable or seriously misrepresented, submit a Check-In Guarantee claim by 10:00 a.m. on day 2.
  • FlorInnce reviews timely claims upon submission. If approved, leave by the landlord’s checkout time on day 3 to be eligible for refund (first cycle payment + security deposit - 2 days stayed)
✅Check-In GuaranteeHabitability and major listing problems⌄
  • Eligible claims involve a serious habitability problem—such as substantial mold, flooding, or pest infestation—or at least 5 major listing misrepresentations.
  • With approval and timely checkout, the tenant receives the initial 2-week rent payment back, minus the first 2 days and disclosed non-refundable fees.
  • The security deposit follows the normal damage-review and return timeline.
  • If CIG is denied, Standard Cancellation Protection or ACP may still apply.
🛡️Assignment Cancellation ProtectionWhen a professional assignment is cancelled⌄
  • Before check-in, eligible proof is due by 11:59 p.m. two calendar days before arrival. Approval returns all rent paid and the full security deposit; Stripe’s fee remains non-recoverable.
  • During a stay, documentation is due by 11:59 p.m. on day 12 to leave at the cycle boundary without the next cycle charge.
  • Approved ACP avoids the standard 50% security-deposit penalty. Documented damage deductions can still apply.
  • The final scheduled billing cycle is not eligible for ACP or Standard Cancellation Protection.
🔄Other cancellationsBefore check-in and during a stay⌄
  • Before confirmation: either party may cancel at no cost.
  • 7+ days before check-in: the full cycle payment and full security deposit are returned, less the non-recoverable Stripe fee.
  • Under 7 days: the cycle payment is refunded; if a deposit was collected, 50% goes to the landlord and 50% returns to the tenant.
  • During a stay, Standard Cancellation Protection requires notice by the published cycle cutoff and carries the applicable deposit penalty.
🏡Creating and maintaining a listingAccuracy, authority, rules, and habitability⌄
  • Provide accurate, current photos and complete information about the property, amenities, bed, parking, access, pets, smoking, guests, check-in, checkout, and house rules.
  • You represent that you own the property or have all legal authority required to advertise and rent it. FlorInnce does not currently independently verify host identity, ownership, or management authority before activation.
  • Disclose known deficiencies and restrictions before a tenant books. Material omissions or false listing claims can support a Check-In Guarantee dispute and account action.
  • Maintain the property in a safe, habitable condition and comply with applicable landlord-tenant, licensing, zoning, tax, insurance, and local rental laws.
  • Cleaning fees are not permitted. Any permitted charges must be disclosed through the platform before booking.
🪪What traveler checks do (and do not) meanLicense information and background screening⌄
  • Nurse-license information is checked through Nursys. Other licensed healthcare professionals may be checked through applicable licensing sources.
  • Non-healthcare travelers complete a third-party background check before their first booking.
  • These checks add identity, credential, or screening information, but do not guarantee character, payment, conduct, suitability, or freedom from property damage.
  • FlorInnce does not warrant the completeness or accuracy of third-party licensing or screening data. Landlords may conduct lawful additional due diligence at their own expense.
💳Booking, fees, and payout flowHow payment is collected and sent⌄
  • The tenant books and pays through FlorInnce using Stripe. Do not request or accept cash, wire transfers, peer-to-peer payments, cryptocurrency, or other off-platform payment.
  • Rent is billed in biweekly cycles. Landlord payouts follow the published payment schedule and are reduced by applicable Stripe processing and disclosed platform fees.
  • Security deposits are collected separately through FlorInnce and are not paid directly to the landlord at move-in.
  • FlorInnce and Stripe provide payment processing and scheduled disbursement under FlorInnce's published payment policy.
  • Keep payment-related communication on-platform. FlorInnce does not guarantee collection of amounts that exceed available cards or security-deposit funds.
🔐Why the standard deposit is two weeksBalancing upfront affordability and landlord protection⌄
  • For stays of 1–14 weeks, the maximum security deposit is 2 weeks’ rent. For stays longer than 14 weeks, the maximum is 4 weeks’ rent.
  • The 2-week limit lowers the tenant’s upfront move-in cost while giving the landlord a defined amount for documented damage beyond normal wear and tear.
  • Professional-license verification provides additional identity and credential context and can reduce uncertainty, but it does not remove landlord risk or replace insurance.
  • The security deposit is a limited protection amount—not comprehensive damage coverage. Landlords should carry suitable homeowner, landlord, or rental-property insurance.
🏠Check-in and the Check-In GuaranteeWhat can happen during the first days⌄
  • The tenant should inspect the property on arrival and compare it with the listing.
  • A Check-In Guarantee claim must be submitted by 10:00 a.m. on day 2 and must involve a serious habitability condition or at least 5 major listing misrepresentations.
  • FlorInnce reviews timely claims upon submission and may request listing records, messages, photos, video, or a response from the landlord.
  • With approval, leave by the landlord’s checkout time on day 3 to be eligible for refund (first cycle payment + security deposit - 2 days stayed).
  • A landlord should respond promptly and preserve all evidence. Repeated or serious habitability and accuracy failures may result in listing suspension or removal.
🔄Pre-check-in cancellationsWhat the landlord receives when plans change⌄
  • Before confirmation: either party may cancel at no cost because no funds have been collected.
  • 7 or more days before check-in: the tenant receives the full cycle payment and full security deposit, less the non-recoverable Stripe fee.
  • Less than 7 days before check-in: the full cycle payment is refunded; if a security deposit was collected, 50% is paid to the landlord and 50% is returned to the tenant.
  • Approved pre-check-in ACP: timely qualifying assignment-cancellation evidence returns all rent and the full security deposit to the tenant; the Stripe fee remains non-recoverable.
🛡️Mid-stay SCP and ACPCycle cutoffs, deposit penalties, and occupancy⌄
  • Under Standard Cancellation Protection, timely notice by the cycle cutoff prevents the next cycle charge. The landlord generally receives 50% of the security deposit as the cancellation penalty.
  • If no security deposit was required, the SCP fee is 1 week’s rent for total stays of 1–14 weeks or 2 weeks’ rent for stays longer than 14 weeks.
  • A late SCP notice means the next full biweekly cycle is charged and the tenant may remain through that paid period.
  • Approved ACP submitted by the cycle cutoff prevents the next cycle charge and avoids the SCP deposit penalty. The deposit remains available for documented property damage.
  • If ACP evidence is submitted after the cutoff, the next cycle is charged. Final scheduled billing cycles are not eligible for ACP or SCP.
⏱️Failed payments and late feesWhat happens when a cycle charge fails⌄
  • A cycle payment is due automatically at 12:00 a.m. on day 1. The tenant has through 11:59 p.m. on day 2 to resolve a failed charge.
  • A $50 daily late fee begins at 12:00 a.m. on day 3 and another $50 is assessed each day the balance remains unresolved.
  • Beginning on day 5, the landlord may pursue recovery of possession only through the rental agreement and procedures permitted by applicable law. FlorInnce does not conduct evictions or authorize unlawful removal.
  • Late fees and prorated rent may be charged to cards on file or deducted from the security deposit where permitted. Uncollected amounts remain the landlord’s responsibility.
  • FlorInnce may provide relevant tenant contact and booking information for lawful independent collection, but does not provide collection services or legal advice.
🧾Damage claims and deposit returnDocumentation, deadlines, and disbursement⌄
  • After checkout, inspect the property and submit any claim within 14 days. Missing the deadline can forfeit the ability to claim against platform-held deposit funds.
  • Provide an itemized written description, the amount requested for each item, supporting photos or video, and invoices or reasonable repair or replacement estimates.
  • Claims must concern damage beyond normal wear and tear or another amount expressly permitted by the booking terms and applicable law.
  • FlorInnce reviews the submitted documentation and has 5 business days after the claim window to disburse the remaining or adjusted deposit refund.
  • FlorInnce’s deposit decision determines only the handling of funds controlled through the platform; it is not a legal judgment of liability.
⚖️Claims beyond the security depositLiability limits and independent recovery⌄
  • FlorInnce’s property-damage role is limited to administering the security deposit collected through the platform. FlorInnce does not insure or guarantee damage recovery beyond that amount.
  • If documented damage, unpaid rent, late fees, or other lawful charges exceed available funds, pursuing the remainder is the landlord’s responsibility.
  • When reasonably necessary and legally permitted, FlorInnce may provide relevant information such as the tenant’s name, mailing address, email address, phone number, booking history, messages, and claim materials.
  • The landlord is responsible for determining and following lawful collection or court procedures. FlorInnce does not provide legal representation, legal advice, filing assistance, or debt collection.
🚫If the landlord cancelsAccount consequences and tenant refunds⌄
  • A landlord cancellation of a confirmed booking may result in listing removal, suspension, blocked calendar dates, or permanent account termination.
  • A cancellation within 7 days of check-in triggers heightened review under the published policy.
  • FlorInnce returns tenant funds still controlled through the platform according to the policy and may seek reimbursement from the landlord for amounts already disbursed.
  • FlorInnce does not guarantee recovery of funds already transferred. Repeated confirmed cancellations can lead to permanent removal.
💬Messages, privacy, and dispute recordsWhat administrators and the other party may see⌄
  • Use FlorInnce messaging for booking communication. Email notifications may contain some or all message content.
  • Authorized FlorInnce administrators may access messages, contact information, listings, bookings, payment status, verification information, claims, and other information submitted to the platform.
  • For dispute resolution, safety, payment issues, damage claims, or lawful collection, FlorInnce may disclose relevant messages and personal information to the involved tenant or landlord when reasonably necessary and legally permitted.
  • FlorInnce may redact or withhold information when appropriate for safety, privacy, fraud prevention, legal compliance, or another person’s rights.
🧰Insurance, taxes, and legal complianceResponsibilities that remain with the landlord⌄
  • Maintain insurance appropriate for furnished rentals and confirm that your policy, mortgage, lease, HOA, and local rules permit the booking.
  • FlorInnce does not inspect structural safety, code compliance, fire safety, or hazardous conditions. These remain the landlord’s responsibility.
  • Landlords are responsible for rental income reporting, lodging or occupancy taxes, permits, registrations, and other applicable obligations.
  • FlorInnce is a marketplace and payment facilitator—not an insurer, property manager, guarantor, law firm, or party to the rental agreement.
  • Consult your own attorney, accountant, insurer, or local authority when you need advice specific to your property or jurisdiction.
